Conditions:

  • Maximum amount up to 80% of the sale price or valuation, whichever is lower, for a first home. For a second home, it will be 60%
  • Maximum term: 30 years
  • Formalisation fee: 0.50% (minimum €600)
  • Fee for early repayment: cannot exceed the amount of the financial loss sustained by the entity. During the first 10 years: limit of 2% of the repaid capital, remaining term: limit of 1.5%

(1) Interest rates calculated with the maximum applicable reduction of 0.75 percentage points. The different optional products that provide a discount on the rate include:

  • Life insurance, reduction of 0.50 percentage points for taking out the policy with Arquia Banca Mediación Operador de Banca Seguros Vinculado, S.A., including a cover for the entire amount of the loan.
  • Home Insurance, reduction of 0.25 percentage points for taking out the policy with Arquia Banca Mediación Operador de Banca Seguros Vinculado, S.A., with buildings and contents cover of an amount equal to the valuation of the property (excluding the land) and for a minimum of 20,000 euros.
  • Payment Protection Insurance, reduction of 0.25 percentage points for taking out the single-premium policy with Arquia Banca Mediación Operador de Banca Seguros Vinculado, S.A., with coverage of 100% of the capital for a period of 5 years.
  • The maximum cumulative and applicable reduction shall be equal to 0.75 percentage points.
  • All discounts will be subject to a yearly review.

 To apply for the mortgage, you must have a current account at Arquia Banca.

(2) For the calculation of APR, a mortgage loan operation of 150,000 euros over 10 years (for the Fixed 10 mortgage, with a total of 120 instalments), over 15 years (for the Fixed 15 mortgage, with a total of 180 instalments), over 20 years (for the Fixed 20 mortgage, with a total of 240 instalments), over 25 years (for the Fixed 25 mortgage, with a total of 300 instalments) and over 30 years (for the Fixed 30 mortgage, with a total of 360 instalments) has been applied for a 31-year-old titleholder in the Community of Madrid. The APR will vary according to the amount and the requested repayment period.

  • Examples with reduction:
    • Formalisation fee (0.50%): 750.00 euros
    • Cost of valuation: 300.00 euros
    • Life Insurance: 205.08 euros (annual premium and for the entire life of the loan) calculated for an amount of 150,000.00 euros for a 31-year-old person with coverage for death and permanent disability.
    • Home Insurance: 297.03 euros (annual premium and for the entire life of the loan) calculated for an average home in the city centre.

     

  • Examples without reduction:
    • Formalisation fee (0.50%): 750.00 euros
    • Cost of valuation: 300.00 euros
    • Compulsory damage insurance: 175 euros (annual premium and for the entire life of the loan). This insurance, which does not have to be taken out with Arquia Banca Mediación, must cover the risks of damage and fire to the mortgaged home, where the Entity is the beneficiary of the corresponding compensation in the event of a claim.

 

Repayment system and calculation formula for principal and interest repayments
The principal and interest of the loan will be repaid through ongoing, all-inclusive repayments of capital and interest.

The French amortisation system will be applied, using the following formulas for calculation:

Monthly payment = (C*i/m)/(1-(1+i/m)^(-m*n))

Where 'C' is the capital loaned or, where applicable, pending repayment, 'i' is the applicable annual nominal interest rate (expressed per unit), 'm' is the number of annual payments and 'n' is the number of years of repayment of the loan.

Interest = (C*i*T)/36,000

Where 'C' is the outstanding capital loaned, 'i' is the applicable annual nominal interest rate (expressed as a percentage) and 'T' is the number of days in the settlement period (always 30).

Example: For a loan of €150,000 over 25 years, with the annual nominal interest rate for the first year (1.95% NIR) and paid monthly (12 instalments):

- Monthly payment = (150,000*0.0195/12)/(1-(1+0.0195/12)^(-12*25)) = 632.14 euros

- Interest = (150,000*1.95*30)/36,000 = 243.75 euros

Calculation of the part corresponding to repayment: the payment minus interest.
